Each component uses an editable 2026 Canadian average: clearing $4k–15k per acre by density; gravel driveway ≈ $120 per linear metre including granular and entrance culvert allowance; drilled well + pump ≈ $14,000; conventional septic ≈ $20,000 (advanced ≈ $32,000); power connection $4k–28k depending on run length; plus grading and a permits/survey allowance. The total is shown ±20% because raw-land work carries more uncertainty than surface projects.
